IDYLLIC LIFE STYLE PROPERTY

Due to changed circumstances some 30 hectares of undulating pasture, large gum trees and 2 dams have become available in this beautiful part of the Skilly Hills in the Clare Valley.

The property is very picturesque and is located only minutes away from the main road and a number of vineyards including Killakanoon, Penna Lane, Skillagolee, and Mitchell and it is within a short distance by car to the township of Clare and many other vineyards.

The property is fully fenced with a graded gravel road leading to a large secluded separately fenced and level building block.

The plentiful pasture has in the past sustained both cattle and sheep with the many trees providing adequate shade for both animals and vegetation, but much of the land is also suitable for grapevines or other crops and firewood will never be a problem.

There is a fully insulated 18 x 6 metre professionally built steel beam and colourbond shed with high gable ceiling and concrete floor. It is in excellent condition. Attached to the shed is a large rainwater tank feeding a temporary kitchen, a flushing toilet, a laundry trough and a cold-water shower all driven by a battery operated marine pump connected to a solar panel. The shed is configured into two areas: 6 x 6 mt as storage and 12 x 6 mt as a temporary living area with a high end large combustion heater and a kitchen facility intended to assist during construction of the main residence, which has been designed but not as yet Council approved and built.

The area has been soils tested and foundation details prepared for an architecturally designed residence. The plans could be made available at nominal cost to the buyer. There is already a fully operational Council approved septic system capable of handling two bathrooms.

The two dams have in the past been adequate for both cattle and sheep stock but there is also an unequipped bore of some 68 metres deep drilled by a professional operator in December 2006 and it could be operated with injectors and a fire fighting pump, or a generator powered submersible pump, to add to the supply of water.

There is no mains power available but various aspects of the land, and particularly the housing block, would be ideal for solar panels. Water supply would be through rainwater tanks.

Overall, this is a unique lifestyle property offering the chance of carving out your own self contained part of paradise in this lovely region of the Clare Valley. It is a most reluctant sale by the present owners.
